Inexperienced sellers make many mistakes when they are trying to sell their home.  If you are an inexperienced seller and you are trying to avoid making mistakes, there are some very basic things you should not do when selling your home.  You are probably eager to sell your home, and you probably want to be there for the showing so that you can see how many people show up and what they think about your house.  However, being there for the showing is a sure way of getting people to feel uncomfortable because they will feel as if they are invading your space.  Being there for the showing is also a sure fire way to get people to close up and not say what they really think about the house.

When selling your home, do not take criticism or any other feedback you might get about the house personally.  Your home needs to become a house again and you really need to let go of your emotional attachment so that you can make the sale.  Most successful home sellers objectify the house because they realize that it is simply not wanted anymore.  If someone were to come into your house and not like the carpeting, they are not commenting on your taste or saying anything about you.  The person is simply making a personal taste statement and you should see it as such.  If you stay clearly focused on the reasons why you want to sell your house in the first place, you will not lose your objectivity and you will not take things personally when people say things you do not like about the house.

The buyer is most assuredly going to pay for a home realestate inspections of your home and the inspector is probably going to find things that are wrong with your house and it is going to be stated in the report.  All the report means is that it might be time for some negotiating.  What you should not do is try to contradict everything that was written in the report by a professional who probably has many years of experience conducting home realestate inspectionss.  This is not the time for your competitive spirit to come out.  Selling your home is about getting fair market value for your house.  It is not a contest between you and the buyer to see who is going to win in the end. 

Do not price your home so high that it will go right out of the market of comparable homes in your area.  For example, the National Association of Realtors states that over 80% of real estate buyers use the Internet when they begin searching for a home.  Well, if you have used the Internet to look at properties, price is right at the top.  If Bob and Jane Buyer are pre-approved for a $250,000 mortgage, they will be looking at homes in that price range or a little less.  Now let’s say you are willing to sell your home for $250,000, but you decided to price it at $280,000 so that you could leave some negotiating room, then Bob and Jane Buyer, who are already pre-approved for a loan will never see your house, which they might have really loved.

Here’s My Promise to You: This Direct Mail Letter Will Always Work for You03.09.10

Here’s my promise to you:

When you are finished reading this article, you will be able to write a direct mail letter that gets your readers to do whatever you want them to do.

That’s a big promise. And I can back it up. If YOU do YOUR part.

Your part assumes you actually have something worthwhile to offer. And you have to be offering it to the right people. You can’t sell steak to vegetarians.

So I am going to assume two things: Your product is worthwhile and you know who will buy it.

But how are you going to sell it to them? Let’s write your letter, right now . . .

Your Opening Line

There are many ways to open. You could use a variety of human motivations — like fear, greed, guilt, hope, frustration, etc. They can all work.

But in my 22 years writing direct mail, here is the best opening I’ve ever written . . .

“Here’s my promise to you:”

That opening absolutely forces you to start strong with your letter. And it force communicates a benefit-oriented message to your readers that they will not ignore.

Immediately follow the line with bullet points of your promise. So, for example, here’s what an opening for a music school would look like:

Dear Ms. Jones:

Here’s my promise to you:

  • In one week, you will be able to play “Moonlight Sonata” on the piano
  • It will cost you nothing to try
  • And I will send you a FREE music book — “The World’s Greatest Love Songs” — just for saying “YES!” to my offer today

 

Now, if Ms. Jones is in your target market, this opening will hook her.

So use “Here’s my promise to you” and back it up with benefit oriented statements. Make sure you concentrate on the reader’s self-interest. Examples of other bullets are:

  • You will save $2,000 when you buy your next car from us
  • You will lose 30 pounds in 30 days
  • Your business will gain a new client by next weekend

 

See what I mean? If you know what your prospects want, all you have to do is dangle it in front of them. Be specific, make your promises, prove you can deliver, and they will respond.

How a Client of Mine Wasted Their Money

I recently wrote a direct mail fundraising letter for a new client of mine. It was written to donors who had given the previous year, and the letter asked them to give again.

Here was my opening:

“It’s amazing what you’ve done.”

The letter went on to explain all the good the donor’s previous gift did in the lives of the children this particular organization helped.

But here’s what the client changed it to:

“It’s amazing what we’ve done.”

Then they went on to pat themselves on the back about all the things they did for the under served children of the community.

And that self-reward was the only reward they got — because the mailing bombed.

No wonder. People give money to organizations to feel good about what their money is doing for causes they care about.  And the cause is not the organization.  The cause is the benefit that results from the effort.  In this case, the well-being of children.

Don’t make the same mistake.

So – Now – Back to You and Your Letter

You’ve got your opening and your bullet promises.  Follow that up with a statement of how other people have tried your product or service and have experienced great results.  So, to our example prospect Ms. Jones, we would say something like:

Thousands of people – people just like you and me – who have tried and failed to learn a musical instrument – have started playing their first song within seven days.  Their secret?  Our new “How to Play the Piano Super Study Course.”

I’m making another assumption here:  You plan on telling the truth.  Don’t make up a bunch of baloney.  You know your product or service.  Use the truth and sell it well.

Okay, we’ve hooked Ms. Jones – now reel her in.  Use this transition:

Candida Home Remedies: Simple Yet Effective – pressure wash in concord03.08.10

Most people may not have heard of candidiasis and the ones who do know can tell you the symptoms of the disease can easily be mistaken for an upset stomach, an allergic reaction or simple exhaustion.

The good news is candidiasis, in its early stages, may not necessarily mean a trip to the doctor where you would incur expensive fees and medical bills. For the most part, home remedies have proven quite effective in combating the effects of candidiasis. The key is to administer these remedies early on.

Tea tree oil mouthpressure wash in concord

For oral thush:
Mix a few drops of tea tree oil (approximately 5 to 8 drops) into a glass of either warm or cold water. Gargle the mixture for about a minute. Let the solution touch all the parts of the mouth (throat, palate, cheek lining). Be careful not to swallow the solution. Gargle two times a day (preferably one in the morning and one before sleeping).

For vaginal yeast infection:
Add a few drops of tea tree oil onto a tampon or sterile gauze and apply on to the affected area. Replace every 4 to 6 hours.

Plain yogurt
Make sure it has absolutely no sugar and other ingredients added to it. The yogurt should contain live lactobacillus acidophilus, which are good bacteria that keep candida albicans in check.

For vaginal yeast infection:
Dip tampon in the yogurt and insert into the vagina. Use twice a day until the symptoms clear up and repeat for one more extra day for good measure.

For skin problems (cutaneous candidiasis)
Apply yogurt directly on the affected area. Not only will the yogurt address the fungal infection, but also the yogurt will lend a soothing effect and relieve severe itching and weeping. Let yogurt stand for an hour or so and pressure wash in concord off well. Keep affected area dry. Apply two to three times a day.

Apple cider vinegar

For oral thrush: Mix two (2) teaspoons of apple cider vinegar to one (1) cup cool water. Gargle with solution. Do not swallow. After gargling, dip a cotton swab in undiluted apple cider vinegar and apply directly on to the oral sores. Do not rinse. Allow to stand overnight.

For vaginal yeast infection:
Create a douching solution of one (1) tablespoon of apple cider vinegar and two (2) cups of water. Add one (1) garlic clove and allow the solution to stand for two hours before using for douching.

Changes in diet

Candida seems to thrive on high-sugar diets. So in order to “starve” the fungi, go on a low-to-no sugar diet, using sugar alternatives at best. Continue with this diet for as long as symptoms persist. In addition to the altered diet, make sure you receive sufficient doses of vitamins (A, B-complex, C) as well as minerals (iron and zinc).

This solution works best when the symptoms are becoming systemic, meaning that different parts of the body are affected all at the same time. (For example, in addition to vaginal yeast infection, you have also contracted skin and stomach problems as well.) Diabetics, however, need to consult with a medical professional before undergoing this measure.

Other solutions: Prevention worth a pound of cure

To prevent candida overgrowth, which is the prime cause of the disorders, observe these tips (especially for the women).

- Don’t douche or clean inside the vagina. Do not use vaginal deodorants or perfumed soaps when pressure wash in concording the external area. You can strip the body of the natural elements that keep the fungus in check. At best, use plain water or a mild, pH-balanced cleanser.

Drop your business cards wherever you go, church, grocery shopping, school, dental clinic. Write a column in your local newspaper on some beauty or wellness tips for free advertisement and you will become an expert to your community. Host some free spa parties to get known by your community. Please don’t just hand your business card, it does not work. Make sure you take their contact information. Volunteer at your church, promote your business in their weekly flyer.

Starting Budget around $500

Do not spend more than that. Wait until you have clients, then you can start adding some more equipments/ product.
